## A commercial electrical contractor you can plan around
Commercial electrical work is rarely just about the wiring. It is about keeping a business open, hitting a programme that other trades depend on, and handing over paperwork that satisfies landlords, insurers and facilities managers. Trace Electrical Ltd is a NICEIC approved contractor based in Loughton, working for offices, warehouses, schools, retail units and managed buildings across Essex, East London and the City.

We are a small, settled team, which means the people who survey your site are the people who carry out the work. Every one of our electricians holds a valid ECS card, so you can put us on a managed site with confidence, and every job is tested and certified to BS 7671, the 18th Edition of the IET Wiring Regulations.

## Commercial electrical services we provide
Most of our commercial clients use us for more than one thing. A typical relationship starts with a fit-out or a condition report and grows into planned maintenance once a business knows how we work. The core services are:

- Commercial fit-outs and refurbishments: new lighting, small power, containment and distribution for offices, warehouses, schools and shops, delivered with RAMS and coordinated with other trades.
- Planned and reactive maintenance contracts: scheduled inspections, emergency lighting checks and call-outs, with clear reporting and 30-day account terms.
- EICRs and periodic inspection: condition reports carried out by a City &amp; Guilds 2391 qualified tester, with a written list of any remedial work and its priority.
- Distribution boards and three-phase supplies: new boards, sub-mains and upgrades for growing premises.
- Structured data cabling: Cat6 cabling, patching and containment for reliable office networks.
- Workplace EV charging: OZEV-approved installation, and we are an accredited Rolec installer for car parks and staff charging.
- Fault finding: methodical testing to trace tripping circuits and intermittent faults so the cause is fixed, not just the symptom.

## How a commercial project runs with us
We start with a site visit. For a fit-out that means walking the space with drawings, if you have them, and talking through how the area will be used, where desks and equipment will go, and what has to stay live during the works. If drawings are needed we can work from proposed lighting and small power layouts, and examples of the layouts we install from are on our work page.

You then receive a fixed written quote setting out what is included and what is not. Before work starts we provide risk assessments and method statements (RAMS) and agree access, working hours and any shutdowns needed. On occupied premises we plan noisy work and power isolation around your business, out of hours where that is the sensible option.

During the job we keep the area tidy and coordinate with joiners, ceiling fixers, decorators and other trades so nobody is held up. One of our long-standing clients described us as &quot;a go to contractor for us on electrical works both commercially and residentially&quot; and &quot;a great team player&quot;, which is exactly how we aim to work on a shared site.

On completion everything is tested and you receive the correct certification, normally an Electrical Installation Certificate or Minor Works Certificate, plus any test results your facilities team or building manager needs for their records.

## Keeping premises compliant
Employers and landlords have a duty to keep electrical installations safe, and most insurers, landlords and managing agents expect evidence of regular inspection. A commercial EICR is the usual way to show this. We inspect and test the installation, record its condition, and give each observation a clear code so you can see what is urgent, what should be planned and what is simply advisory.

Where remedial work is needed we quote for it separately, so you are never pressured into work you have not agreed. Many clients then move onto a maintenance contract, so inspections and emergency lighting tests happen on schedule rather than when a renewal deadline suddenly arrives.

## Maintenance contracts for warehouses, schools and offices
A maintenance contract gives you a named electrical contractor who already knows your building. We agree a schedule of planned visits, keep a record of what has been inspected and repaired, and respond to reactive call-outs when something goes wrong. Account customers are invoiced on 30-day terms.

Because we know where the boards are, what is on each circuit and the history of the site, faults are usually found faster and downtime is shorter. It also makes budgeting easier, because planned work can be spread across the year instead of arriving all at once.
